How To Choose Between Unfinished Hardwood Flooring And A Refinished Floor
Unfinished hardwood flooring can reduce the expense of installing a top quality floor in your home. Whether this will be the right option for you will depend on your budget and your objectives. It will also depend on how much time you have available to maintain your floor. When you are deciding which floor to install in your home, there are certain factors you need to consider. Health is probably the most important one, and your choice to install hardwood in the first place may well have been down to health reasons.
Financial considerations are also important, and this is where expensive hardwood flooring can sometimes seem to be too much of an extravagance. You need to bear in mind, however, that there will be an ongoing savings from reduced fuel bills, because hardwood floors retain more heat than rival systems. Also, the money you spend on a hardwood floor is likely to lead to an increase in your home's value, so you may well get this money back when you come to sell your home.
Unfinished hardwood floors can also help to reduce the initial expenditure on your floor. Fitting the floor yourself can achieve the same result, but only attempt this if you know it is well within your capabilities. The main disadvantage of an unfinished floor is that it is harder to clean and maintain. The main enemy of a hardwood floor is water, so make sure that you use as little of this as possible during your necessary cleaning. As there is no finish on the floor, water can easily be absorbed if it is not quickly removed.
The most important consideration of all in cleaning unfinished hardwood flooring is to make sure that no warranty is compromised by this cleaning. Warranties on unfinished floors will be shorter than those on finished floors anyway, but they will also have conditions tied in which will dictate which chemicals you can use on them. Some floor manufacturers even have lists of cleaning products they recommend with their floors, so find out about this if you can.
Refinishing hardwood floors is the other alternative to leaving them unfinished. This will be the best option to take if you find that the cleaning is too onerous or too much of a problem, or if you find that scratches or other signs of wear and tear are suddenly starting to appear. Refinishing hardwood floors is not a job to be taken lightly or rushed, as there are potential disasters you will need to avoid. You will need to clean the floor after each application of sandpaper to make sure that nothing is left which can cause scratching. You will also need to allow a couple of days or more for the finish to dry before you start using the room again. The result will be more durable than unfinished hardwood flooring.
